Weekly Market Snapshot of August 25, 2025 - Portland, Oregon


It appears we have a slight cooling trend in North/Northeast Portland. New listings were down 4%, suggesting a potentially tighter market. Pending sales are down significantly as we gear up for school while the week ended with closings continuing the strong summer trend.


 

Meanwhile, over in NW & SW Portland we see a more dynamic market. New listings are down 3%, but pending sales have plummeted 31%, suggesting a shift in buyer activity. Listings sold are up 18%, indicating sales are still happening, but at a slower pace.

Prices showed slight declines from July but edged higher compared to last year, underscoring the market’s enduring strength. Pending Home Sales End on a High Note

PENDING HOME SALES CLOSE SUMMER ON A HIGH NOTE.  After falling in June and July, pending home sales rose 4.0% month-over-month in August and 3.8% year-over-year, according to the National Association of Realtors (NAR). Regionally, the level of contract signing was up month-over-month in the Midwest (8.7%), South (3.1%), and West (5.0%), and down slightly in the Northeast (1.1%). All four regions posted annual increases (Midwest +6.7%, South +4.2%, Northeast +2.6% and West +0.2%).
